The development is constructed on two plots of land which have been combined. It is situated on the sea-shore next to a sand / gravel beach. The shore faces north-west.

The Oasis camp site is 300m to the north of the development. The closest town is Lozenec in the municipality of Tsarevo, approximately 2km (1.2 miles) to the north. The city of Bourgas and the international airport are 65km to the north. The town of Tsarevo is 4km to the south of the development.

The total area of the development is 1.7 hectares.

Lalov Egrek Ltd is the landowner, and holds the construction rights.

The development is separated from neighbouring developments by a wall / fencing, and is divided into three zones. These zones are separated by hedges, and exist on different vertical levels.

Family House Zone (“INDIVIDUAL”)

This zone is located in the most attractive part of the development, right next to the sea. This zone consists of 3 family houses with separate saunas, open-air swimming pools and private parking. Each house also comes with around 0.1hectars of land adjacent to it. The floor space of the house is 250-300 sqm. Standard projects have been developed for the design of these houses, but these can be altered in accordance with buyers’ wishes (while keeping with the architecture and style of the development). The furnishing and fittings of each house will be decided individually with the buyer. The price of each house remains confidential and is specific for each house.

Business Zone “PRIVATE”

This zone contains two types of building.

Two 3-storey buildings, located next to the sea, each contain 4 apartments. Each apartment comes with a small garden (100-200sqm). The floor space of the apartments is 102 and 133sqm. The prices start from 1754 Euro/sqm (including furnishing and kitchen), and vary according to the location of the apartment in the house and the type of materials chosen for the finishing. The buyer may request minor changes to the interior design and materials used, options will be provided. However the overall design of townhouses is fixed.

3-storey Business Class type buildings (apartment type A) are located 30 – 100 meters from the shore and contain apartments with an area of 56 to 73 sqm.

The buyer can choose from a selection of interior configurations; however the overall design is fixed.

In the “RECREATION” Zone there are buildings containing type B apartments and a multifunctional building housing the water sports center and a mini-market.

This zone also has its own open-air swimming pool.

The type B apartments vary from 38 to 59 sqm in size. The interior design is specified by Lalov Egrek Ltd. Prices start from 883 Euro/sqmand vary according to the location of the apartment in the building.

The multifunctional building will house the water sports center, which offers diving courses using the PADI program (internationally recognized diving qualification). After completion of the pier (for small boats and yachts only), the center will also organize and develop other types of water sports.

The building will also house a restaurant (to seat 30) with café and bar, and an open air bar on the roof with a panoramic view. There will also be 16 hotel rooms, a sports equipment shop and other administration and maintenance areas.

All houses are constructed using monolith concrete blocks and brick internal walls, which provide a high level of thermo- and sound insulation. The roof will be made of ceramic roof tiles. The windows will have double glazing. The facades will be constructed using natural materials.

All the construction materials are of a very high quality and have the necessary certification. The inside staircases are decorated with natural stone. A more detailed description of the final works can be found in the individual description of each house.
