1. Procedure for contract creation and property ownership rights

All contracts are signed by the developer – “Lalov Egrek” Ltd. During the period of construction before passing the houses on for furbishing (Act 15 by Bulgarian construction codes) all sales will be made as preliminary CONTRACTS where the preliminary cost of the property at the time of its completion (Act 16 by Bulgarian construction codes), payment scheme and other terms and conditions are established. At the time of completion of construction (and start of final works), given that all parties have not violated any rules drawn up in the preliminary contract, a permanent purchase contract is signed where final cost of the property is stated. After that a final legal document is acquired, which according to Bulgarian laws is the main document confirming the buyers ownership rights. This document will also include the final cost of the property.

2. Procedure of creation of land usage or land ownership rights

As well as the purchased property the client is also provided with rights for further construction on a portion of owned land plot around the house. Townhouse and Family House buyers may receive ownership of land if they hold a right to purchase land in Bulgaria. In according with changes in Bulgarian law this right will be granted after Bulgaria joints European Union in 2007. Now the rights of land ownership have Bulgarian citizens and Bulgarian companies including those belonging to foreign citizens. More detailed information may is provided by sales agents. There is also a possibility to acquire order for construction before completion of construction of property, but only if registered as an independent land plot after completion of land ownership in Bulgaria procedure (not until 01.09.2006).
