Booking terms & conditions



    Angel Divers 1 EOOD (hereinafter “Hotelier”) is the company managing the properties for short-term (less than 180 days) accommodation (hotels, guest hoses, hostels, villas, apartments and bungalow) in according with common rules, requirements of Bulgarian legislation and the contracts with property owners.

    These Terms incorporate the conditions below and are applicable to both Hotelier and the guests with confirmed bookings.


    The Hotelier has the right to collect and use information about guests that reserve the accommodation in the properties (booking the property for temporary stay). Accommodation at the properties is available only by the presentation of personal documents certifying the identity of guests and personal data. The personal data provided by the guests are protected in accordance with the Personal Data Protection Act and the normative acts regulating the protection of information and are processed only in connection with the fulfillment of the established requirements of the Law on Tourism in Bulgaria. The guest’s personal data will only be used in connection with the reservations made and will not be provided for other purposes.

    The information by which guests can be identified can be stored on the Internet sites of the Hotelier or Internet sites of Internet Service Providers with which the Hotelier has entered into a contract for the storage of personal data. Personal information may include a name, surname, address, telephone, e-mail address for correspondence and any other information that the Users transmit to the Hotelier or its representative or fill in online when booking or filling in questionnaires, forms, vouchers and other in connection with requesting, receiving or using the services provided by the Hotelier or participating in promotions, lotteries and competitions.

    The Hotelier guarantees the confidentiality of the guest’s personal data, declaring that they will not be used for purposes other than its purpose, namely:

    - Contact with the guest when specifying the details of the reservations and the ways of their payment;

    - filling in forms (including with the help of the Hotelier or Hotelier’s representative employee) related to receiving the services;

    - issuance of invoices the Hotelier makes for the guests;

    - information on prices or services;

    - provision of services and maintenance;

    - notification of new services or products - provision of personalized promotional offers, etc.;

    The Hotelier is responsible for protecting the guest's information, which has become known to him / her for the reservation via a Web site of the Hotelier, except in cases of force majeure or accidental occurrence.

    The reservation forms filled in by the guests indicate the mandatory or voluntary nature of the data provision and the consequences of the refusal to provide them. By agreeing to these Terms, the guest agrees that the information will be processed in the manner provided for there.

    Restrictions do not apply if the guests or persons under their control have committed malicious acts within the meaning of these Terms of Service or have infringed the rights or legitimate interests of third parties. In this case, the Hotelier has the right to provide the personal information of the guests to the relevant competent state bodies, in accordance with the applicable legislation.

    The Hotelier undertakes not to disclose any personal information about the guests and not to provide the collected information to third parties - commercial companies, individuals and others, except in the following cases:

    - has received the explicit consent of the guests upon the booking or at a later date

    - information is required by government bodies or officials who, under current legislation, are authorized to request and collect such information in accordance with statutory procedures

    - in other cases mentioned in the law.

    The Declaration of Terms and Conditions must be made available to the guest before the booking process is completed and upon registration at the Hotel. Consent to the processing of personal data is confirmed by signature.


    Bookings are to be made by persons 18 years old and above.

    Bookings are to be made by one lead guest for all of his group.

    Bookings are considered confirmed with the guest receiving a confirmation by an official Hotelier e-mail after completed payment (if applicable) or in the case of booking with payment policy that does not require a pre-payment, the booking is considered confirmed once the guest and Hotelier confirm it via e-mail.

    For the group booking the group leader (guest’s representative) must be at least 18 years of age and must be authorized to make the booking based on these booking conditions by all persons named on the booking.

    The Hotelier is not responsible and cannot be hold accountable for the lead guest getting approval from the rest of the group as the approval is the lead guest is solely responsible to the Hotelier and to the other guests within his group.

    Payments can be made through Hotelier system if possible, in which case all costs of the online payment process are on the expense of the card holder; via bank transfer; or via cash in Bulgarian leva currency at the Hotelier office, or to the property owner.

    The payments are to be honoured by the payment policy that is applicable for each booking made by the all guests or their authorized representative.

    If for a specific booking payment policy requires a down payment, the booking is not confirmed until the lead guest sends a proof of payment to the Hotelier.

    After the payment has been made, the Hotelier shall issue an invoice for the paid amount and a sent confirmation e-mail for a confirmed booking.

    Guest shall pay the remaining amount of the booking in accordance with payment policy applicable to his booking.

    If any other order of payment is not specially agreed between the guest and the Hotelier before the booking is confirmed, the following payment policies are applicable by default.

    1. Standard or basic rate plans (non-deposit plans): do not require upfront payment if the guest provides valid credit card info (including CVC), the whole sum of the booking amount will be authorised on the credit card 7 days before the date of check-in, the whole sum of the booking is due on check-out;
    2. Prepayment rate plans (partly refundable plans): the guest must confirm the reservation in three business days with the upfront payment of an advance equal 30% of the whole price of the reservation after the booking, the remaining 70% is due on guest’s check-in;
    3. Non-refundable rate plans: to book the reservation the guest must pay 100% of the booking price (but not later than 7 days before the booking).

    The Hotelier reserves the right in any circumstances to refuse the guest to make a booking without stating any reason.



    Tourist contract must be signed between group leader and the Hotelier as per article 2. of this Terms.

    This Terms and Conditions shall be governed by and construed and enforced in accordance with the Bulgarian law and shall be binding upon the parties worldwide.

    All disputes are to be resolved in Tsarevo District court.


    1. PRICES

    The prices for booking the accommodation are based on the period of the season that is booked.

    The price of accommodation is subject to surcharge for any extras if they are not included in the initial price which is to be noted by the Hotelier at the time of booking creation.

    In all cases Hotelier shall only accept cancellations made by the same guest that made the booking or his/her authorized representative.



    A security deposit is required to cover the cost of any damages or breakages if this condition is indicated in a confirmation e-mail.

    The deposit shall be returned to the guest at the check-out.



    All modifications of the number of guests type of rooms or date changes must be confirmed by the Hotelier.

    Hotelier endeavour to assist with any and all modifications that the guest try to make.

    Hotelier reserves the right not to accept any booking modification.



    All the guests (Lead Guest in case of a group bookings) agree to comply with cancellation policy that applies per specific booking and is noted on the system of the Hotelier and its partners at the time of booking creation.

    Only cancellations made by the leading guest shall be considered into account.

    The cancellation must be made via Hotelier partner portal site or e-mail.

    The Guest is obligated to pay the remaining price of the booking applicable to the specific booking that he wishes to cancel.

    If any other cancellation policy is not specially agreed between the guest and the Hotelier before the cancelation is made, the following payment policies are applicable by default.

    Non-deposit rate plans

    1. The reservation must be confirmed by a valid credit card with enough balance – deposit is not required. The full payment is due on check out.
    2. The guests can cancel the reservation free of charge until 7 days before arrival.
    3. On 7th day before arrival the card will be authorised with the full price of the reservation.
    4. The guests will be charged the total price if they cancel in the 7 days before arrival, or shorten their stay, or if they are not come by 08:00 in the morning next to the date of reservation (“no-show”).

    Partly refundable rate plans

    1. The unconfirmed reservation can be made without credit card info. The guests must confirm the reservation in 3 bank working days with the payment of the deposit equal 30% of the reservation total price. The outstanding balance is due on check in.
    2. The guests can cancel the reservation free of charge until 7 days before arrival. All the deposits received will be refunded within 30 days on the same guest’s card/account with the deduction of all caused bank taxes and/or commissions.
    3. The guest will be charged 30% of the total price (deposited sum) if they cancel the reservation in the 7 days before arrival or in case of “no-show”.

    Non-refundable rate plans (early-birds, special discounts etc.)

    1. The reservation must be confirmed by the full payment of the total reservation price by bank transfer, in cash or by bank card. In case of the reservation is confirmed by a bank card, it will be charged at any time with the total reservation price.
    2. All the payments (withdrawals) for this reservation are not refundable

    All bank fee and taxes are on the guest’s account.



    In the case of the cancellation or modification has been made by the Hotelier, it endeavours to provide the guests with accommodation of same or better quality.

    If no alternative accommodation is available or acceptable by the guest, the Hotelier shall refund the guest in full all amounts paid by him.



    Standard check-in time is from 14:00 to 22:00 if other time is not indicated on the confirmation e-mail.

    The guest can notify in writing the time of his arrival and the Hotelier endeavours to arrange meeting at other time, but not later than 23:59 of the day of arrival.

    Standard check-out time is 12:00 if other time is not indicated on the confirmation e-mail.

    The check-in and check-out times can differ from standard ones, in which case the standard times do not apply.



    Before the booking the guests must accept the Hotelier terms and conditions, and the rules of the property keep the property and all furniture, fittings, effects, facilities, equipment and grounds in the same state and condition as at the commencement of the booking, and in the same state of cleanliness and general order in which it was found.

    The guest is solely responsible for any breakages, loss or damage to the property. The group leader is responsible for any loss or damage caused by his group members. The guest is obliged to compensate to the Hotelier the losses and damages exceed the normal wear and tear of the property and/or the Hotelier and owner items and belongings. Hotelier has a right to charge the guest’s bank card (the group leader’s bank card) with the sum of loss or damage I case the guest (the group leader) refuse to pay the compensation.

    Hotelier strongly recommend to the guest and especially the group leaders to take adequate insurance cover all group members.

    The property owner reserves the right to make deductions from the security deposit for any extra cleaning over the number of hours committed to cleaning, and to claim compensation for costs over and above the sum of the security deposit.

    The parking of caravans/pitching of tents is strictly forbidden and is a reason for the guest to be expelled from the property without prior notice.



    The number of persons using the property must always be honoured by the guest as it must not exceed the maximum number of guests set by the guest on the booking.

    Only those persons named at the time of booking may use the property without prior agreement.

    Extra beds are available only in properties where they are allowed. If the property rules not state another order, the extra cribs can be used for children under 2 years and folding beds by children under 16. Accommodation of the adult guests on fold-up beds are prohibited.

    The owner has the right to terminate the rental without prior notice and without refund if the numbers are exceeded or the extra bed is used inappropriately.


    1. ACCESS

    The property owner, the Hotelier or their representatives shall be allowed reasonable access to the property to carry out urgent maintenance and/or inspection.



    The lead guest is responsible for the correct and decent behavior of the group.

    Should the lead guest or a member of the group not behave in a manner to honor the moral and regulations of Bulgaria, or the property rules set by the property owner, the Hotelier or the property owner or their representatives may use their absolute discretion and ask the lead guest the group to vacate the property without refund.



    For any additional services the guest must inform the Hotelier no later than 28 days prior to arrival or in cases of late bookings 24h after booking creation.

    Payments for such services are to be made to the property owners (excluding car hire, attractions tickets etc.).


    1. LINEN

    All the rate plans include linen, bedsheets, towels that are normally changed every third day. The beach towels are changed every seventh day.



    Swimming pools fitness and sauna are open from 07.06.2019 to 17.09.2019

    Al the quests can use for free swimming pool (except designated training pool) and fitness from 08:00 to 20:00 every day during the season. Sauna can be used every day from 16:00 to 20:00 for additional payment and by prior notice. The current price for sauna is indicated at reception.



    Any private functions (e.g. party, wedding, cocktail party) at the property that the guest wants to organize must be pre-approved by the Hotelier and the owner.

    Additional charges and/or increased security deposit may be applicable, and the amount is in sole owner’s discretion.



    Any valuables left at the property are left at guests own risk even they are deposited into the safe.

    Neither Hotelier nor the property owner is responsible for any loss that may occur to the guest.

    No refund can be given should the guests decide to vacate the property as a consequence of a burglary.



    The photographs are just for illustration purposes.

    Property owners reserve the right to make modifications to the property specifications that are considered necessary in light of operating requirements.

    In the interest of continual improvement, property owners reserve the right to alter furniture, fittings, amenities, facilities or any part of any activities, either advertised or previously available without prior notice.

    If material changes occur after the booking has been confirmed, Hotelier shall notify the lead guest if there is time before arrival.


    1. PETS

    Pets are not allowed. The owner reserves the right to allow the guests to bring their pets of some types or species by Hotelier’s own discretion. Number and weight of pets must be agreed prior to acceptance of booking.

    The Hotelier reserves the right to add a surcharge and/or increase the security deposit in cases the guest is bringing pets.

    In the case the Hotelier does not allow the pets in the property, the guest cannot bring the pet and if he does, the Hotelier can decline the pet to enter the property in which case the guest must pay the full booking amount that had not been paid and is not entitled to any refund.



    The property surrounded by fields, forests and other rural environment that may encounter flora and fauna e.g. mosquitos, wasps, ants, etc. as well as other environmental activities e.g. farming, drains etc.



    Neither Hotelier nor the property owner shall be responsible for the death of, or personal injury of any member of a booking group, or of any other person at the property.

    Hotelier shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to acts of God, explosion, tempest, fire or accident, war or threat of war, civil disturbances, acts, restrictions, regulations, bye-laws or measures of any kind on the part of the government or local authority, strikes, lock-outs or other industrial actions or disputes or adverse weather conditions.

    In any mentioned case Hotelier is entitled to treat the booking as discharged.

    In the event of discharge, the liability shall be limited to the return of the sums paid in respect of the unused portion of the rental calculated on a pro rate daily basis less an administrative fee of 50 Euro to cover our reasonable expenses.

    Hotelier shall not be hold responsible for the breakdown of mechanical equipment such as pumps, boilers, swimming pool filtration systems, nor for the failure of public utilities such as water, gas and electricity.

    Neither Hotelier, property owners or their employees can be held responsible for noise or disturbance originating beyond the boundaries of the property or which is beyond their control.

    Hotelier is not responsible for events beyond of its control e.g. bad weather including events arising as a result of very hot or unusual weather, delays caused by carrier companies, breakdown of domestic equipment.



    Any guest special request shall be admitted by the Hotelier and must be considered in a shortest possible time. If the Hotelier can meet the special request the Hotelier shall immediately inform the guest of acceptance.

    If the acceptance of the request is not possible, the guest shall not hold the Hotelier or the property owner responsible and shall honour the confirmed booking.
